|Recommended: YesPretty nice place to live — Very nice apartment, especially for the price. Can hear my upstairs neighbors more often than I'd like, but not as terribly loudly as other places I've lived. The grounds are clean, but there are too many people who don't clean up after their pets which is rather annoying. But otherwise the grounds are well kept. Every maintenance issue we've had has been attended to in a timely manner. Staff has been really helpful and good to us.
|Recommended: YesGreat Apartments Even if they raised rental rates during a global pandemic — I have had no issues with The Bluffs at Epps Bridge at all until our renewal contract came and we saw a rental rate jump while we were 3 months into a pandemic. Seems counterintuitive.

|Recommended: YesWe Have Enjoyed Living Here. — Office staff and maintenance workers are friendly, and are helpful when you need them. The online ticket repair service is great when something breaks as long as you are not liable for that certain repair and the workers are in and out with no disturbance. The landscaping is nice, some areas are better than others. There is a decent swimming pool for residents and a nice playground tennis court area. Grills are not allowed but there are designated cooking areas with recreational park-style grills be sure to use wire scrubber and high heat . All in all I would and have recommended these apartments to anyone. Nice area and within 5-10 mins of everything Athens has to offer. We will be sad when we leave

|Recommended: YesA Nice and Quiet Space — The complex is great little to no noise. enough space, and spread out so you can't hear too much of what goes on you. The staff communication is not where it should be--I stopped receiving emails a few months ago, so I felt out of the loop when certain landscape building maintenance updates happened. Aside from that, the actual apartment maintenance requests e.g., drain were fixed within a day. So the biggest thing that should be improved would be complex communication. Most of the neighbors keep to their selves, but all really friendly, you just have to be prepared for those few neighbors that are nosy. Other than the few nosy neighbor and the lawn maintenance crew coming a little too early in the morning, The Bluffs are a wonderful place to live. I would recommend.

But maintenance has to fix a lot of issues because the insides of the apartment have dips in the floor, fixtures that are loose or broken. — It’s a great place to live, friendly and safe community. Wonderful pool and a really great office staff and maintenance staff.

|Recommended: YesSomewhere to live — Parking is available in certain areas. Some buildings, you need to park further away. Some neighbors let their doors go, so they slam shut. It is kept as clean as possible, but they don't clean up poop that the renters don't clean up. Anything on the back-sides are not cleaned much at all.
